And if you did that, wouldn't it make public record that you have been transferred equitable interest.

Does getting the list allow you to scoop these before they are public?

Being a realtor you have access to MLS and other sites that give more accurate information that the public doesn't have.

One advantage of buying property in trust is you can keep title the same but transfer beneficiary interest privately without having to fool with public records and title transfer tax.
