I am not investing too often, but when I have time and interesting projects, so I can't tell I am a pro and I know all the details in this sphere.

Get some more $ somewhere in your sphere and buy yourself some more time. 

Most of the people that were hot on buying 3,4,5 years ago have slowed down significantly as prices have gone up, but I've been able to increase my speed of purchasing due to a larger sphere of influence and organic marketing. 

Talk about culture shock, LOL....You're not that far away from Oz, why not go there and see how life might be?

You can follow that up with the way to connect and grow your sphere by spending nothing, which extends the last book with The Seven Levels of Communication by Michael Maher.

Most people out there especially in the real estate sphere will be more than open to hopping on the phone, Zoom, or going out for coffee/lunch to just chat and learn more about each other because you never know where things could lead in the future.

I would look to the market and sphere of influence you believe you can tap into.
