I'm leaning more towards Leesburg since the schools are better and it seems to be more family oriented (better tenants I hope).

For me personally, I don't because it's not my style in generating business. 

@Eric A. and @Hubert H Byron III - I use a regular battery operated Kwickset #913 style lock on my SFH rental properties (all LTRs). 

It's a bit more cost effective to get to a hybrid of both styles.

Also depends what kind of style you are looking for.

Even if they're growing and understaffed at the moment, they must have a brother/sister/cousin/parent in town they could ask to help out with an open house style showing.

Investing with no savings, no income and no credit is not realistic.I would advise you concentrate on establishing a good solid employment income and living a frugal life style to save every possible penny.

Another thought, if you can fund it alongside the bathroom reno, might be a dormer in that section of the roof - not sure what roof style is from this photo, or what is just outside that window that might make that unappealing, but a dormer would really open up the room even if you don't make it any wider, and would give you more full-height square footage to work with.

Or buy rental properties for cash flow and build as much as you can and keep growing even if you achieved a comfortable life style?
