The last guy suggested I get a lawyer cause there’s gross negligence on everyone part including the inspector who didn’t notice (nothing about the roof is in my inspection report).

Insurance covers anything written in the insurance documents but has many exceptions - one is negligence. 

I've done some research of my own and don’t believe I would be personally or legally be bound to her injuries as I don’t think there was negligence on my part with this situation, but it does appear that my policy can cover this situation.

They just tell people about the disclosure form, which is dangerously negligent.

You should at least prefer an honest explanation such as "I forgot" or "I was negligent in my discretionary expenses and found myself with insufficient funds to pay."

If you can house hack the best option is FHA even with the penalty of the MPI because you only need to put a 3.5% the cash flow you loose is negligible to the ROI you will  be making due to the low money down.

If someone elses negligence caused other units to have infestations that may be an issue in itself. 

There were a lot of repairs the home inspector found that the seller was negligent with and is now fixing prior to closing.

They are uncooperative, unappreciative people trashing the place, and we want them out lol (their portion is only $75 so they do pay that and nothing else) but they knocked out doors, broke walls, got unauthorized pets in there -twice, etc, and now their negligence to tell us about the toilet leak they *knew* about for 2 months had us pay extra $1,600 just for the water bill..... does anyone have an experience of evicting tenants based on "damages", or unpaid charges for damages?

It would cover his clothes and possibly your building if it burned down due to his negligence.
