The last guy suggested I get a lawyer cause there’s gross negligence on everyone part including the inspector who didn’t notice (nothing about the roof is in my inspection report).

They are uncooperative, unappreciative people trashing the place, and we want them out lol (their portion is only $75 so they do pay that and nothing else) but they knocked out doors, broke walls, got unauthorized pets in there -twice, etc, and now their negligence to tell us about the toilet leak they *knew* about for 2 months had us pay extra $1,600 just for the water bill..... does anyone have an experience of evicting tenants based on "damages", or unpaid charges for damages?
