I would suggest going the wholesaling route until you build up enough capital to do a fix n flip or save enough for a down payment.

Wondering If there is Anyone in the San Diego area that can Buy Homes ( Has the Funds ) - want to Team up for Buy / Fix / n Flip  ..until I get my R.E  lic . myself I can do anything that doesn't require one ...

They are perfect for buy n holds, low competition on bids, and they're coming out of the woodwork in droves.
