Don't ever be afraid to submit as an offer price - you may get a lot of no's but all you need is that one YES to start building momentum. 

I would like to find value add properties and BRRR them so I use that momentum to get to my goal as quickly as possible.

Many schools are offering online class options due to COVID-19, and what would usually be a profitable option, now may be hit or miss depending on where you are looking to set up your student rental.With the current funds available to you, depending on the market you are investing in, you could use the BRRRR strategy, combined with hard/private money to give you the momentum and cash flow to exponentially grow your portfolio!

First ~4 houses were slow for me, then you get enough talent and momentum to go a bit faster. 

It seems like whichever one you start getting momentum first will be your bread and butter. 

And just remember it's a long term game so don't stress just start building momentum!

Figure out your strategy and get some momentum, and then that'll put you in a stronger position to give back even more.
