I'm medically retired now.  

I am off campus where I might get the attention of grad students, but that is probably it. 

It'll be going under construction this weekend by myself and a buddy to fix the roof sag, and the majority of other structural areas needing attention.  

I am in a medical field for several years so doing real estate is something completely foreign to me but I like the thrill of doing something I haven't done before and I think this is something I see myself doing for a while.

The state is in a recession right now (though the medical/healthcare industry which you are in is doing great) so that means job loss and population decline.

I'm kicking myself for not paying more attention in my oil and gas law class!

I was able to fill each space with photographers, hair salon, insurance agent, recording studio, background check company, cpa, medical massage and a 3000 sq ft floor to a non-profit dance studio.I often bring the group together for happy hours on my dime, networking meetings etc.  

That caught my attention and I really want to have the best control possible over my tenants!

They also likely understand you supposedly cannot ask them WHAT health concern.You can, of course, ask for the name of the  medical provider they have seen that has diagnosed this "health concern".If you don't wish to go this route you can explain to the tenant you have addressed this issue with professionals but if they wish to break their lease you will place the unit on the market and once it is re-rented they no longer owe rent. 

What we have found is that when a borrower stops paying and 'goes dark', filing FC is a great way to get their attention.
