Looking for some guidance from either property management company owners/brokers or landlords that have 100+ units managed through property management software such as Buildium, AppFolio, Propertyware, etc..

A local condo that you can easily check on might be a good way to learn the ropes of being a landlord without adding the complexity of long-distance management.Out-of-state investing, especially in areas prone to natural disasters like hurricanes, comes with additional risks.

I grew up with landlords as a kid and also thought they were super rich and living in mansions.

I'd recommend doing some research into what markets you want to target (landlord friendly / growing population / economic drivers and developments) of those markets.
