The lower-end neighborhoods are better suited for the FT investor, or a couple of partners, who purchase a slew of them dirt cheap, have their own $10-15/hr labor to rehab and maintain them, manage the tenants themselves or with an employee under their direct supervision, and have the right personality for it.

Drunk roommates, a roommate leaving a door unlocked and there's a break-in, theft among roommates, one person lets tub or sink overflow, someone causes a stove top fire, someone leaves a candle burning, someone smokes, roommates get in a fight, etc.Plus noise.

I was thinking of doing research for properties similar to the ones he has developed. find out the population facts in that area and then suggest a development that might work well in that land. i even know how to use auto cad and 3ds max, i was going to make a rendering of the development i had in my mind, even a branding identity for the development because I'm also really good at branding, i used to free lance.
