The rental market is pretty rough here in the Austin area due to a glut of supply.

Everyone completes an application...don't you want to know who will be occupying your property? 

For example, the stairway is not level and you would have to scrap the house and rebuild to live here.

I don't think the typical sub-to deal would lead to equity skimming because they are likely close to foreclosure and there isn't enough time to rent the unit back out and make money allowing the unit to go to foreclosure.

You could reach out to a few Property Managers in Salt Lake City to see if any of them would be able to give you advice for the area, as they would be familiar with the region and what to expect from the investment! 

To evict a tenant based on a lease violation such as hoarding would require you to notify them and then give them an opportunity to fix the situation.

In order to defer all tax you must purchase at least as much as your net sale ($500K ish). 

I don't have much cash to put down for a property and don't have anyone to rely on to borrow capital.
