Some are dual pane.First estimate company was high at 2,400 for 18 panes of glass.Next company seems good but I do not know what glass costs.Estimate is exterior glass windows quantity 11 double panel 15 7/8 by 43 3/4 alum 1/4 and glass 1/16Double Panel quantity 6 - 28 by 44 Alum 1/4 Glass 1/161,700 with labor all in and materials.Exterior french door glass 20 by 64 all in for 125 parts and labor.

I'm not sophisticated enough in real estate yet to know if that is really true or if because I'm an unknown quantity to this lender they are just not going to risk it.

I learned that I have to write specific language in the lease addressing water, because tenants will use it without any regard to quantity because I am paying for it.

@Ron J don't try and do everything yourself, time is money, do what you can sub some things out to make it go quicker, being a one man show is tuff set you a time line and stick to it and make sure you hold your subs to the same standards in time and quality, remember it quality not quantity, I hope this helps good luck.
