I also have the advantage of a very flexible schedule (as long as I turn my articles in on time, my clients don't care where or when I do them) and overall low expenses (since I work at home and don't have to commute).

If the seller is motivated and he wants this deal to go through, he will be flexible on his terms so that the lender will feel comfortable with this transaction.Let me know if these numbers make sense to you or if I'm way off.
