If your loan officer or broker tries to exclude a property showing up on tax returns from DTI/count/reserve requirements, the underwriter is going to want proof that this is a valid exclusion (this is why in the past you may have been asked for the "Final HUD-1" of a property you sold a year prior).

Both of those are excluding cap ex, which is the depreciation of say, the water tank, roof, appliances, etc.
