These 3 cities have the highest appreciation since JAN 2000. This might be something you consider if you are a longer term buy and holder. 

Los Angeles 138%

San Francisco 116%

San Diego 115%

Real estate is so hyper local.  Looking at an individual city will never tell the whole story.  Look at DC....some areas say like Logan Cirlce are many many mutltiples of what they were in 2000, and other areas may not have budged at all. Same thing in the Boston area...Somerville is many many multiples what it was in 2000.
