We had our property preservation company go out to change the locks after we conferred with our Attorneys that part of the mortgage allows us to maintain the property if the homeowner lets it fall into disrepair. 

We have someone we pay to change locks and put on the lock boxes. 

We are working on a deal right now that looks roughly like this;870K Purchase Price600K Bank Loan - 4.5% locked for 10 years, 20 year amortization.

The loan is 20 year amortization with a 5 year rate lock.

Under any of these three scenarios the landlord has the absolute right to take possession of the premises, change the locks, and prepare the premises to be re-rented.
