I would deduct the house cleaning, carpet cleaning, and cabinet door replacement but not spackle and paint portion of your costs. include copies of invoices when you send the statement to your tenant at new address along with remaining deposit if any. also if lease asks for 30 days notice, then you withhold august rent from deposit. 2 weeks notice is not acceptable and you note that on lease clause on the deposit disposition form...
