I live in Texas and looking into purchasing a vacation rental in Destin, FL.

Aaron; We've been investors in Destin, Miramar Beach and 30A for 30 years.

I am seeking advice on what is the best direction to start in is it building my buyers list or sellers list or marketing I have taken in a lot of information but feel like I got the car all loaded up but got no destination so I would appreciate any advice that can guide me in the right direction also I would love to find a mentor willing to coach me in my area but not sure how to seek one out.

However, you can deduct any expenses you have while at your destination that are directly related to your business.A trip to a resort or on a cruise ship may be a vacation even if the promoter advertises that it is primarily for business.

I would say next is the track record of the PM (regional footprint, nights over the year, own website,...)My business partner does self manage and then utilize booking fees (negotiable) with other PMs like 360 Blue, Beach Reunion,... depending on location of the property, time of year,...The other PMs in Destin / 30A that is they're primary business model vs developing, building new / reno... 

You are doing great things and if you are already networking and learning and getting hands on experience now you are definitely destined for success once you are old enough to get licensed!
