Advice for a beginner

Hello everyone I have just became a member of bigger pockets and am seeking some advice. In the last 6-8 months I have started to get into real estate investing which I’ve always had a interest in but never thought I could do it based on things I thought you needed and now knowing I was wrong in my thinking I have committed to becoming a successful investor with that being said I have paid for one training course but found it not to be as useful or beneficial as I hoped. I have yet to get a deal done I had one property under contract but unfortunately it fell through. I also recently went back to get my bachelors degree in real estate studies so I am definitely committed to making this happen. I am seeking advice on what is the best direction to start in is it building my buyers list or sellers list or marketing I have taken in a lot of information but feel like I got the car all loaded up but got no destination so I would appreciate any advice that can guide me in the right direction also I would love to find a mentor willing to coach me in my area but not sure how to seek one out.
