I'm curious to know why more agents aren't willing to work (when they can under their broker) or why more brokers don't allow their agents to work "a la carte" - or a fee for service structure. 

There is definitely a deal here, however you should talk with a mortgage broker or lender first.

I'm a broker, so commissions aren't a factor, and there's no loan on the Georgia properties.What do you guys think?

There are other lenders that will do that kind of loan, talk to a mortgage broker instead of a bank.2.

I'm working for a broker and real estate agent (as a contract handyman I'm not on their payroll)  who have recently become involved with rentals. 

@Raj SinghI agree with @Scott Scoville that it's important to check the leases to make sure the rents match what the broker or agent told you.
