After $100k renovations, $1million property with up to 8.52% cap rate,2br,1ba (900sqft): $1500-18002br,1ba (1200sqft): $1800-20002br, 1ba (around 1000sqft detached garages):$1800-20002b,1ba(650sqft):$1300=$85,200I am hoping to get a chunk knocked off the price as it is a cash purchase and it will be appraised as a triplex not a quadplex, and I will also include the 95 page Inspection report with the GC quotes in the Inspection Objection which is due June 3, 2019.As a final note, I would be completing a 1031 exchange, thus deferring a total of $138k in taxes (thank you to Dave Foster who is my 1031 Exchange Intermediary).

As far as other debts, just because there are no leans yet doesn't mean they're not in the process of being filed which is why you'll want a lawyer to do a final title search just before closing.

Sorry for the long post, I wanted to to be transparent.So here are the numbers:Mortgage payoff amount= 66KRepairs= less than 20KStep bro(co owner)= only wants 20KARV= 190K (based on comps of recent past sales in that neighborhood) Also I have a G.C. who is willing to partner with me on my fix and flip ventures, and a finance firm who instructed me to create and LLC, build my FICO up to a minimum of 680 with all three bureaus, doing so will enable me to leverage my personal credit to obtain a line of credit for my LLC (I'm a big believer in using O.P.M.).

By comparison, from years 5 - 10, you would be profiting $9k/year per property...so you would have accumulated $270k in profit when the Option A finally starts to profit in year 10.2 - You have 5 properties appreciating, all reaching "cash in recovery" simultaneously after 4 years.3 - Assuming you will use the CF as a DP on future properties, you will be able to buy your next property (20% DP = $36k) within the 1st year....with $9k extra.
