@Cynthia Garcia- thanks - good job - regarding the pre approval step -  its   good to get  some quotes from  several lenders  ...1) make sure to use the same  criteria and get this feedback on the same  day  ( as  rates  flucuate  daily)   2)   you will not be able to lock into a rate until you have an accepted purchase contract - so dont focus  too much on the  pricing  comparisons   ( eg...if a lender  quotes  a 7% rate today  and you get into contract  next week - the rate  can be  changed )   3)  choose to work with one lender  and get  fully pre approved ( not pre qualified )  so that you are ready to make a strong  solid offer

So, tell the truth and you are probably really getting an average of $1,000 per month more when you consider that it is impossible to have a new guest move in the same day a guest moves out and just like renting a long-term home it is impossible to have people move in on the dates you want.

It still happens but just at a far less frequency...as in one per day in an area with 18 million residents and perhaps one million are qualified buyers/investors/lenders on any given day as your competition.

put them in a pdf and run ads against them...and be sure to have an autoresponder system to nurture them and lead them softly to give you a call so you can close them.I do this all day as my main business specially the google ads(95%) and facebook ads(5%) part... millions of businesses need this type of system to get a predictable lead flow and many don't do it well...cheers!
