Hi, I have a section 8-tenant In New Jersey and the lease anniversary date was Nov. 1, I made him sign already my renewal document for Nov 1 In addition to the official section 8 document, however when i sent it in to section 8  they have told me that since last year he qualified for a rent increse begining Feb 1 they have changed the date of the aanniversary to Feb 1.my question is since the original lease in my renewals were dated for Nov 1 and  my lease  probably needs to be  on same date, how should I go about changing my personal lease. 

Like @Linda Hastings said, many counties wait until "development begins" before an official street address (I.e., what many investors call a "911 address") is issued. 

After posting a notice to vacate on the door, if the tenant agrees to leave, is there something I should have them sign to officially terminate the lease and legally take back the unit?

I want to explore and learn as much as I can before I officially jump in.

But she doesn't want them officially added to her lease (i use ezLanlordForms.com).  

-IF it is not a leaker, then proceed to your purchase at whatever terms you are currently discussing.Depending on how willing the seller is to work with you, this may work out in your favor to have the insurance of having them remove (and provide the official documentation).

You may want to start an LLC with the partner so they are officially and legally keeping control of their money and investment.

The problem is that this is NY, and here the laws and options that we have here only mean as much as the officials willing to enforce them.
