@Cathy Song I wouldn't say you're naïve for saying it sounds simple, maybe just have rose colored glasses as to the effort to actually accomplish what you want.

I don't doubt Clayton is doing well, but I have  feeling he's looking through rose-colored glasses.

But make sure the colors are those that will be considered desirable to other tenants in the future.

I recently stayed at a STR with the nest thermostat and I think the Honeywell smart color thermostat is more of a guest friendly system.

Not only that, but they know exactly what we do in all our houses (from the paint colors we use to the finishes), so even if we didn't have someone managing them (and some days we don't because we're so busy), I'm confident they'll get the job done on-schedule and on-budget without any issues.

As far as your particular scenario and investment please provide more color like down payment, appraised value, type of property, how long you plan to hold it, your credit score, your experience etc….this type of info is necessary to give you a good idea as to what would make the most sense in your scenario.

Our local wholesaler is a one email solution...I request current availability of a size, type, color and general model to replace an existing unit from the person assigned our account, they send me the detailed specs and cost which includes delivery, remove and dispose of old unit, and any accessories needed such as range pigtail, 3 or 4 prong, or washer hoses, etc.
