@Deanna McCormick According to the expired lease that was provided by the seller, they didn't pay any security deposit.I think there is some kind of relationship between the tenants and the sellers as i do agree with your concerns but i will be verifying based on your comments if they actually are on section 8.The lease agreement i have has section 8 stamped on it which led to my assumptiopn they are on section 8.To avoid any hassle, damage to property or eviction process i'm going to let them stay with a new lease (month to month) and in the 6th month give them a non-renewal notice, an increase in rent and a security deposit in place.

Yes properties are few and far between, but a property that has liability stamped all over is, is one I would be careful of, I wouldn't walk away so fast, I would just proceed with caution.

I used https://www.calligraphr.com/en/ to create my own font based upon my handwritten letters, and I plan to use it on the envelopes too with a stamp I personally put on, however reading through my letter, I don't reference the property and it seemed out of place, so I figured I would ask others since it was my first time.Any pointers would be great!

When I went by today for the inspection, the notice I had pinned to his mailbox was gone, so I took a picture of that with a time and date stamp to show that it was there yesterday, and it's not there today.
