I threw the question out there because I was up late last night updating my PFS and I was wondering why I did not see many posts around the importance of tracking this - for all the people who are new to RE investing, take note of the responses and make this a top priority as you progress in this business.

This would be a natural progression if a person desired increased monthly cash flow.  

So recently I created a Financial Analysis template that would automate my decision making process, generate marketable Pro Forma Financial Statements (Still somewhat of a work in progress).

I also have a full time job and my bus partner and i do about 95% of the renovation work.Heres to a good progressive 2019

Measure your progress, reward yourself for even tiny successes.Watch YouTube videos – Bigger Pockets, *************, Grant Cardone, Ted Talks, Dan Lok, Tony Robbins, Robert Kiyosaki, etc. and don’t stop until you’re succeeding in creatively maneuvering yourself – better - leveraging yourself into a better position.You can do it, somehow you will find a way.

Interacting face to face will help tremendously with forming those critical relationships to aid your progress.
