I would recommend unfinished Oak or Pine (if available, will be cheaper and takes stain well) so that you can stain to match the floor as best possible.

As far as areas to avoid, generally you want to stay away from anything south of I-30, except for the Bishop Arts/Oak Cliff area southwest of downtown.

Maybe all the BP members will chip in a buy you a nice rental for your birthday present (rehab not included):)

Same question for back yard zero-scaping - wood chips are a little bare....is it worth it to bring in a new load and spread them?
