House Flipping Thousand Oaks

Hello Bigger Pockets. I am a relatively new investor who has spent most of my efforts in out of state buy and hold investments. I am now looking at possibly flipping a house in my own neck of the woods.  I currently reside in the Newbury Park, Thousand Oaks area within Ventura County, CA. I feel like I know this area well, and I have a few great local resources such as contractors, etc.

What I am looking for is advice on obtaining a home UNDER market value. Due to the increased housing costs associated with CA, I must be super vigilant during the search process. I feel that my local market can still support flips, but there is just a much smaller margin than in years past. Does anyone have ideas on getting pocket listings prior to MLS, Ventura County Auctions or Sheriff sales?

If anyone has some advice, or willingness to meet up please let me know. Im looking forward to hearing various opinions.

    Hey Justin and welcome. I am in the Navy stationed at Port Hueneme. We live in Oxnard and are considering our first flip here as well. We were going to do direct mailing from a list purchased from one of the commons sites (like listsource.com) or consider working with a wholesaler. Mailings can be expensive and take time to get enough out there to see some numbers, and wholesalers charge a fee, but will bring the deals to you. They both have their pros and cons. We don't have a lot of experience with either one as we are just starting out as well but I hope this helps. If there is anything else I can help you with let me know.
