Basically you pay off your loan over 20 years and that return is 7.18% (minus the costs to sell if you realize that gain by selling)this is why neutral geared west coast rentals can make people rich.. you have some gain according to your math  but the asset doubles or more over the same amount of time compared to a market which asset price tends to follow rental returns only.
