Vacant land buy and sell on terms in Barrington, NH

Investment Info:

Other other investment.

Purchase price: $2,500
Cash invested: $2,800
Sale price: $24,000

Picked up 2 properties side by side for $2,500, did a self closing. Sold both of them for $24k on terms ($1,500 down, 68 months @ 7.9%). The buyer is currently paying down the loan at double the calculated payments. If the buyer paid all payments according to schedule, here is the math:
* 3.2 month payback
* 966% total return
* 170% annual return

What made you interested in investing in this type of deal?

I LOVE these types of deals. My goal is to get 100 of these monthly financed deals to build my cashflow.

How did you find this deal and how did you negotiate it?

How did you add value to the deal?

Found a willing buyer and financed it for them

What was the outcome?

The buyer will end up with the land that they want and be able to pay for it over time, seller got rid of land they no longer wanted.
