Having to free the tenants from the lease, contacting insurance and waiting on their timelines, then doing the actual repairs above the deductible and lastly placing good tenants back into the property is such a massive headache.

It is a massive part of the business, and you have to learn how to deal with them head-on.

This is massive project and based on the location (burnt down neighboring property) do you even want to live there? 

@Rob Hayes I have done drone photography and I agree that the value is fairly limited unless there is something you really want to show like a massive lot, etc.

I have a rental property in the middle of two businesses, one beside me is an insurance agency that I have no issues with, the other one is a smoke/vape shop that just opened up.
