If you’re open to exploring outside the Bay Area, markets like Milwaukee, Chicago, and parts of Indiana offer strong potential for flips and rentals.

Any development work they've done on the property also becomes your property.If the property becomes yours, you could try to sell it back to them quickly and below market for a nice profit.

I see Cleveland is a market you are thinking about.

I'd start with filling out your profile here a bit more- we can't tell what market you are in. 

At least do these things before marketing your house.

In the few markets where the demand and markets support this, it’s likely that the municipalities will fight you tooth and nail. 

I dont get much out of it as an investor except getting my son in a house vs staying in the rental market.  

It has some pros and cons but the airbnb market is stabilizing like any other market.
