As far as myself, I have 12 units and only 1.5k in monthly profits.

As far as a specific bank recommendation,  it looks like Mountain America Credit Union has a couple of branches in the surrounding area and I personally like them.  

As far as analytical tools, the most commonly used in our area is the AirDNA Rentalizer, I find it is usually about 20% to generous, generally.

There is so much good and free information on BP you will learn a ton. 

As Jay pointed out, if you don't record the deed, as far as the world at large is concerned, your seller still owns the property. 

Aim for a $75,000 ARV to play it "safe".As far as private money you would probably have to find someone local that knows the area and wouldn't have a problem taking ownership of a property like this if things go sideways.My guess is you'll have a tough time finding an individual that wants to loan on it. 

We really want to stay in this part of town, but buying a multi-family or single residence home is so expensive.

What should be my next step as far as making sure we are taken care of as a LL.

We have them in Canada and as far as I know, it transfers the money right away.  

But where I currently live (SF Bay Area) is so expensive.
