In taking a conservative look at VRBO, this place appears to be in the $250-400 per day range for the prime summer weeks (July/Aug).I'm interested to hear how many weeks you are able to get "max" rent and how your rental rates and length of stay changes during the shoulder and off-season.Any input is greatly appreciated!!

This would mean starting the seller financing with his numbers.We are interested in taking a seller financing route because 1. we do not have the income to approve for a loan upwards of 600s, 2. we thought that he owned it outright but yesterday he mentioned that he has a mortgage of around 140k.

That may or not be enough of a catalyst to trigger (motivate) an owner to take a certain action.A single contact, by letter, postcard, door knock or phone will probably be insufficient to get any but the most absolutely neurotic sellers to be ready to sell, however they are a market (and I do have a checkbox on my intake forms for that, too).

Because they may have significant higher BTUs, I needed to get 3/4" gas pipe to the unit, for example.Also, it requires sufficient air supply for intake, a closet will not be enough.
