i discovered about Biggerpocket though a book that i innitially bought on audible.com "The Book on Investing in Real Estate with No (and Low) Money Down" by Brandon Turner. i wich i had know about Biggerpockets sooner. i would have probably been closer to my goal by now. as a starte, i am looking to whosale first in order to raise capital for flipps & buy & hold properties.

Im currently studying towards my RE test and sooner or later I might also have to come to a decision regarding my full time job.

We are interested in flipping but are split on rentals as I feel it would help my wife to be able to quit(she drives an hour to work) sooner.  

But, if you chose not to hold the property in your portfolio and to put it on the market and sell it for market value the scenario may look like this:  (Win-Win, he no longer has to deal with a property that he doesn't want and his debt will be erased sooner rather than later and you convert that 50-75k of equity into cash that you can use for your future deals). 

Definitely a good idea to start talking to a loan officer sooner rather than later.

So if I am clear you basically would have him get an extra % if he finishes sooner or have him pay holding costs? 

Network with co-workers, church folks, gym buddies, golfing buddies, whatever to see if something's coming open.  

Tells me that the RE market is way too hot and is due to corrections sooner than most believe. 

first couple months as an agent are pretty tough & dry, but you'll find your niche and normalize hopefully sooner rather than later.
