As per previous comments, you will exhaust traditional bank channels soon enough anyway, after which Intermediate Private Money and Hard Money will be your funding sources and are much less (or not at all) concerned with credit score and more focused on LTV and DSCR.

If so (by code) each unit would need separate venting to the outside so I don't understand the 'chimney' reference as these should all be PVC exhaust/supply.
