The value the ADU adds to appraisal might be $10000 more than an SFR.It will be difficult for you to search sold SFR with ADU as automated valuations do not yet even include them, they show as SFR.

When looking into it briefly, it looks like Mackinaw City, Traverse City, & Petoskey are the most restrictive on AirBNBs whereas Boyne City and Harbor Springs allow them with a permit, any information on how difficult it is to get one of these permits for an out of state investor?

NY & NYC aren’t as great of markets for wholesalers because they have some stricter laws surrounding disclosure and closing which make it a little more difficult to operate there.

(with conservative assumptions on annual appreciation - 2%, and annual rent increase - 1%, as well as 5% vacancy/maintenance).I see so many people say they only go for properties with at least 15% cash on cash returns, which seems extremely difficult in this market

Deed the property into a land trust OWNED BY the LLC.This will provide anonymity, which is critical to protection simply because it is very difficult for someone to sue you without knowing exactly what you own.
