Every item has a lifespan and collecting maintenance/replacement costs should start as soon as an item is put into service.There are lenders that will provide HELOC on rental properties but they are not extremely easy to find.  

As a professional property manager myself, I understand the essential tasks that investors are looking for from their property manager, like rent collection, maintenance, and tenant screening.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with zero or negative relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I imagine a situation where you rent an expensive piece of machinery, and then their employee damages it, and now your left trying to collect from their insurance while being on the hook with the rental company.
