The City of Orange Beach, AL has implemented a ban on short-term rentals for houses located in neighborhoods.

However, the city has banned licenses on STRs and the owner's license will sunset 12/31/2019. 

I'm sure you know that Crystal River passed a city ordinance banning short term rentals (however, you still see them up and running frequently) but Weeki Wachee and Homosassa can also be great places to invest, because of the amount of waterfront properties, there, too.

Nashville is already on the fence about a moratorium or banning of STRP and I hesitate to put all my eggs in that basket.I've had a lot of difficulty finding long term rentals that cash flow in this market, so the vacation rentals have piqued my interest but I want to spread into other markets to diversify.
