I am doing SEO.

On top of that, it is completely effortless, I do litterally nothing and people come to me asking me please to make them an offer.There ARE disadvantages to SEO, but they do not compare to the disadvantages to any other "strategy" out there... and the biggest reason is... there DOES NOT EXIST ANY strategy to find motivated sellers.

One which is "local marketing" which I'm going after "local SEO marketing.

@Paula Shaheen  Well I'm going to disagree.Your name should help your SEO. 

You will get spam calls from Realtor.com, Houses.com, Zillow.com, Yelp.com, every SEO company out there etc... if you want to try those good luck.

I'm really looking into just having a niche in real estate marketing/web design/SEO etc. but also see that real estate (buy,Flip) seems to be something Im getting into.

I figure I am going to need a phone line, website, a budget for SEO, business cards, and a BP Pro account. 

I understand the approach that leans heavily on SEO optimization so potential clients can easily find a company.

Just remember there are lurkers on this site that are private but still find you through the SEO juice of Google for BP postings.The largest contact I have made on this site is an individual close to a net worth of 9 figures.I have met many at 7 to 8 figures.
