I would consider calling the police -- tenants often leave behind old clothes or junky furniture, but usually not expensive electronics.Then box everything up and store per your local requirements.

I've tried working with local police, city attorneys, etc., and it's really amazing how hard it is for the landlord to get these tenants out when some are close to a year delinquent that were leased by the previous ownership.

If she starts calling police,, report her to social services for well check,, she might be off meds.. personally I bet this happens sooner than later..If  you need to you might be well advised to have someone go with you if you go inside for any work.. so she can't make claims of xxxx against you. ya never know.Phone calls.. that's what voice mail is for..If she had that big of emergency after hours, she can call cops, fire dept, EMS,
