If you do not find anything you won't even need to patch it when your done.

Finish it smooth so that it is easier to patch if you ever need to cut out a section to access pipes, mechanicals, etc.

I paint all my properties off-white and it only takes one coat to run over everything between tenants; in fact, I stick to one color for everything and often just need to patch-paint to make it look like a complete paint job.

I have seen the websites like Patch of Land, RealtyShares and others, but they were not exactly the platform I was looking for. 

at my property I would fix the door the first time for free, after that if its a latching issue I agree with Kyle concerning the chain, but yes I am instructed to charge for the door and the holes in the wall, the painter has to patch those tiny holes and after doing that the wall will have to be painted. this is why you are asked to pay a security deposit.

Either due to neglect by the previous owner or vandalism these properties require patch/paint/flooring but also re-roofing, new mechanical equipment, electrical and/or plumbing work, windows and doors, there are failed septic systems and wells with damaged or stolen equipment.
