tenant responsibility storm door

I have rented a condo for 2 years, but am ending my lease at the end of this month. The storm door of the front door is hinged in a way so that when wind gusts by, it pulls open the storm door. The closer was fine when I moved in, but was ripped out of the door frame by the wind on multiple occasions, both times for which I was not there. My roommate and I made conscious efforts to ensure the door is tightly closed, but there is the inevitability of deliverymen, neighbors, or others opening the storm door, and not latching it properly. This is probably what happened when the closer was ripped out. My landlord replaced the closer the first time, and the second time, the condo property management replaced ours and all the neighbors' free-of-charge. The closer was damaged a few months ago, but we do not know why, and have to assume someone did not latch it properly. Now that I am moving out, our landlord is insisting that we fix it (which I am not sure how to do, as the door frame is somewhat damaged from the closer being ripped out), or it is repaired professionally and the cost is deducted from our security deposits. 

I don't believe this should be our responsibility as it really is out of our control to ensure the storm door it always latched, given that it is accessible to anyone coming to the door. The landlord is insistent that everything be exactly as it was when we moved in, but there is a "reasonable wear and tear" statement within the lease, and shouldn't this damage be covered by that?

In addition to this, our landlord is making us pay for carpet cleaning and painting over tiny holes from hung paintings. I feel like these should not be our responsibilities, but my roommate and I agreed to pay for carpet cleaning so that we wouldn't have to fight our landlord. However, the storm door seems beyond reason. I am looking to see what advice people have- as to whether it should be our responsibility or our landlord's? Thanks!
