If anyone can advice me on tips on investing and maybe locations that are good for business i would be highly appreciative. 

I would rather take 1 year to get all zoning done on a site where no other competitors can come than to be able to build something day one with lots of comparable lots around me.  

If anyone is going to tip toe into executory contracts (CFD or L/O), you should be able to cite chapter and verse of Texas Property Code, Chapter 5 (Conveyances), Subchapter D (Executory Contracts). 

Like I said, I am looking forward to hear other people's tips or comments.
