Hi All, I currently have 3 properties (purchased and partially rehabbed with cash-260k) and I'm not sure how to best bridge the gap in cash between now and I assume about 75 days or so (Expect to sell one of my rehabs, the other two like need another 3 weeks before they are finished).

The rates look attractive for the 5 year, but going out to 10 is my preference to bridge the gap of downturns.

I would think this could get the point across that this is a business deal and not a handshake among friends.This is as professional as it gets, and frankly not much different than our model out here, except we won't do business with our friends or family.Much as I'm not a fan of doing business with buddies, this is water under the bridge for you, Michael, and it could work our well.

Get educated, don't discriminate, do the right thing, and you should be able to bridge the gap until you get your umbrella policy.It's a plus that you aren't in King county.Most of property managing is transferable to other markets, there isn't that much that is specific to an area.You're probably looking at 10% of rent to the manager for the fee.We decided to manage ourselves, to be more in control of the maintenance and I feel strongly that I can rent a place faster than the property managers.
