Family issues with tenant

Hello I have an issue with my wives grandma. She is currently residing in a house that is owned by my wife. Her grandma is not paying rent and has been residing in the house for the last few years. The home was originally her grandmas home who transferred title to my wife after falling back on taxes. Her grandmother is now trying to take my wife to court over the house since she is saying the house is hers and wants it back. To make an even longer story short. We are trying to sell the house and get her grandma out, but were unsure if we have to give notice or have police remove her. Please any info is helpful btw we are in Arizona

@Phillip Gonzales I know nothing about you other than what you have divulged in your message here but to me this is the same no-win situation as when a woman asks "does this make me look fat?"  There is no good right answer, and worse if you say anything you are probably wrong.

There has to be more to the story because there is no way I would ever evict my grandma from a house ever, especially a house my grandma originally owned.  Regardless the tax issue, you're talking about family, and family should be a priority over any real estate "stuff".  

I would never evict my (or my wife's) grandma from anything nor sell the house from under her just because I can. 

Just my 2 cents.
