I am a property manager in Kona and we are not currently taking on mid term rentals because we don't want to promise anything to our owners that we may have to go back on if the bill passes to some capacity.

Now we are getting started in Birmingham AL (my mom's birthplace) and are excited to branch out to select areas in the South over the next few years.I am starting off with flips, but will transition soon to rentals using a BRRR strategy.

It's unfortunate but we are seeing a lot of entitlement going around.

We are looking to invest out of state, looking into Alabama,  with LTR and/or STR. 

We are new to investing as well and from Colorado.
