There's nothing wrong with debt as long as you get positive cash flow after all expenses are paid plus the debt payment each month.If you were grown up to be an honest person, you will not like wholesaling because you have to lie, possibly, to the seller about what you are really doing and they might get upset that you are going to make a profit, there's backstabbing, and always evaluate based on two closings just in case.

My tenants are a little upset because they were paying way below market rent and the property needs work so I told them rents are increasing and the upper seems to be taking it as a vendetta because she wants to start demanding things since I am demanding more rent from her than the past 3 owners did a month.

The local real estate office tried to purchase it from him but they upset him so he sold it to me for 6k out of spite.
