For off market, there are entire corners of the interwebs dedicated to finding off market deals.

I suggest finding a self-directed IRA custodian that will assign a dedicated account manager to handle your account as you will likely want to have someone holding your hand as you do your first few transactions.

After a couple of 'dedicated' realtors, I gave up and went directly to the listing agent myself since they would be more motivated to help me than my own real estate agent.
