The husband has told me he got the bank to agree not to come after him for deficiency - not sure if that's true or he just didn't know what he's talking about, he seemed pretty out of the loop on a lot of the information, but he's not interested in getting the house back.

Also almost all true DSCR Loans are going to be full recourse, but there are a couple of lenders that have a DSCR-like product that is non-recourse.Another note on the recourse, this comes only after foreclosure on the property and if the property value in foreclosure doesn't cover the loan amount.
