Use the top three or four discriminators so applicants can screen themselves.Then you need to have clear screening criteria yourself.

@Alan Lacey so if someone had no job they would still be approved for any cashflowing property that brought their DTI up to sufficient ratios? 

I've been private lending for the past three years and have done just over $10MM in loans.

Saying there are three people living there when only one is on the lease is good to know, but hard to prove; getting video documentation of three people consistently entering/exiting the property substantially alleviates that difficulty.During your due diligence process, you probably obtained a copy of the existing tenant's lease to review.  

I'm not even 40 yet and have already lived through three "1000 year floods" that should only happen once per millennia.
